Maintenance – Cause the common areas and community facilities to be maintained according to and on the basis of such annual operating budgets, job standards, plan and schedule of operation as approved by the Board of Directors of the Association. Prepare common area facility inspection checklist to ensure regular inspection of common areas, assets and amenities.
Vendor, Project and Task Management – Review all service contracts, specific repairs contracts and preventive maintenance contracts to ensure they meet required specifications. Present competitive bids to the Board of Directors as needed using licensed and insured contractors and oversee the performance of all contracted vendors through completion.
Deed Restrictions Management - Inspections are performed in frequency as required. Violations are recorded and saved via the cloud for fastest delivery and notice to both owners and tenants of all compliance-related issues.
Architectural Control – Processing of all applications for exterior modifications are managed in compliance with the Association governing documents.
